The intent of yesterday’s meeting was for the community to assist the current acting board of directors in making a difficult decision regarding retaining a new management company. Under the Bylaws 6.1.P, the board has full discretion to make the decision on their own, however, given the situation of the board, community input and evaluation assistance felt necessary to ensure a contract signed at this time will be affirmed by the board elected on Sept 22nd.
All input was valuable. Many good questions and comments were presented to be asked prior to signing a contract.

Some points raised:
- Oklahoma HOA Partners were engaged in a lawsuit regarding a security breach that resulted in a $3M loss. It would be important to know the scope of that loss, how it occurred, what steps they have taken since to ensure community funds are protected.
- Casa Management has a managing partner with a questionable history. It would be good to inquire as to his involvement with the business itself.
- Without a full accounting of knowing how much our current services are costing us, it is difficult to evaluate which level of service is a “good deal” for us.
- Casa (and similar limited-service management companies) charge nickels on the dimes, we will have to be careful in how we use their services and a lot will be on the shoulders of the board.
- OHP (and similar more inclusive management companies) remove a lot of the ability for in-house decision making with regards to vendors, and clarification on if they charge for all projects or just the ones managed through them is needed.
Patricia Breeckner was able to offer a personal review of Casa’s management of ORU housing, giving a strong support.
The general sentiment seemed to be split between aiming for a lower cost, fewer services to temper expectations, and being unsure that we had enough information to make a decision with some support for going for the higher cost, more inclusive level of service with the hopes of unburdening ourselves from liability and responsibility.

Other topics brought into the discussion were:
- the authority for this decision to be made.
- the general state of our financial situation, specifically who is delinquent
Both of these things are still being evaluated.
At this time, it was provided that both First Commercial and previously retained counsel Lindsey Kaiser have at least verbally expressed to Ed Veliz that he is the acting Board of Directors. There is a question as to the how binding the resignations of Leah Upton, Robert Bardell, and Jason Rasmussen are, but August 25th to date they have not involved themselves in any association matters.
