HOA vs Owner Maintenance Responsibility

This is a brief quick-look guide to help early assessment if a maintenance item should fall to an owner or the HOA.  It is not a comprehensive list and does not take into account extenuating circumstances.  If you aren’t sure, submit a repair request via Appfolio and someone will assess the situation.

    • HOA (Declarations Pg 15 Article VII 7.7)

      • All common elements and association owned property (Pg 12 Article V.A)

      • Bearing walls, ceilings, floors, or other structural portions

        • Any modifications by owner require board approval

      • Balcony structure, resurfacing, replacement

  • Owner (Declarations Pg 15 Article VII 7.7)

    • Windows

    • Interior surfaces of walls, ceilings, floors, and doors

    • Fireplaces

    • Fixtures

    • Appliances installed inside the unit
